“Should we do it now or wait?” is the most common question in our first conversations — and anyone who answers it with a confident market prediction is selling something. Here’s the honest framework we give instead: three questions, no crystal ball.

1. The life test

How many more years will you fight this kitchen or bathroom? If the answer is measured in years, waiting has a real daily cost that never shows up on a spreadsheet. A space you avoid using is the most expensive kind of square footage in the house.

2. The failure test

Is anything actively failing — soft floors near the shower, cabinets past saving, plumbing that whispers warnings? Failing components don’t wait politely. Fixing them AS PART of a planned remodel is always better than fixing them twice: once in an emergency, once in the remodel you were putting off.

3. The money test

Not “can we afford our dream” — but “do we know what our version actually costs?” Real numbers beat imagined ones: most full bathroom remodels we build run $25,000–$45,000; kitchens run as a refresh ($20,000–$25,000) or a full remodel ($25,000–$50,000). Once the real range is on paper, the decision usually makes itself — either it fits the plan now, or it becomes a dated savings goal instead of a vague someday.
