The materials and methods are the same on every bathroom we take on, whatever the budget tier. Every shower gets a Schluter waterproofing system — waterproofing is a system, not a paint-on afterthought. Shower glass is frameless only. Fixtures are typically Delta or Moen. Vanities and cabinetry come from J&K Cabinetry in Dallas, prefab or custom in any wood species, and about 80% of the countertops we set are quartz, with quartzite and granite making up the rest. The work is done by our own in-house crew, Monday through Friday 8am to 6:30pm plus a couple of Saturdays a month when the schedule calls for it. Xavier walks projects daily and Chris reviews every project at least weekly, so nothing drifts quietly.
Bathroom projects under $60,000 run 50% down, 50% at completion. We accept check, Zelle, bank transfer, or cash; credit cards carry a 3% processing fee. Quotes are good for 30 days. Change orders are priced at cost plus 25%, in writing, before the work continues, and permits are billed at cost — never padded into the quote. 1950s through 1970s brick ranches. You see these across the west, south and east sides of town. One hall bath often serves the whole house, with a five-foot tub alcove, a small vanity, and no room to move a wall without taking a bite out of a bedroom closet. The part homeowners do not see is under the floor. Drain lines in houses of that era are commonly cast iron, and cast iron does not last forever. We look at the drain before we price the job, not after demo. If a line has to be cut out and replaced once the floor is open, that is a change order at cost plus 25%, and you get the number in writing before we do the work. Homes of this age here are often slab-on-grade, so moving a drain means cutting and re-pouring concrete. That is usually what separates a bathroom at the bottom of a range from one at the top.
1980s through 2000s builds. In the primary baths we walk from those years, the room is often built around a big corner garden tub nobody has used in fifteen years, with a cramped shower squeezed in beside it and a cultured marble top on a builder vanity. A lot of homeowners want that tub gone and the shower made real. If you only want the garden tub pulled and a walk-in shower built in its place, with the rest of the room left alone, that is a shower-only job at $12,000 to $18,000. Curbless adds $2,500.
Newer far-north builds. Ten to twenty years old, structurally sound, finished with entry-level materials. Thin tile set over the wrong substrate, framed glass, builder-grade tops. These jobs are about doing it right the second time. Every shower we build gets Schluter waterproofing behind the tile, standard. Frameless glass only, quartz on most tops, and Delta or Moen fixtures.
Licensed trades pull the permits. The plumber pulls the plumbing permit, the electrician pulls the electrical, and our own in-house crew handles the rest of the build. Permits are billed to you at cost and are not included in the quote. You pay the city what the city charges, with nothing added on top. What a given bathroom actually requires depends on the scope, so we tell you after we walk it rather than guessing a number on the phone.

We start with a walk-through to talk goals and measure the space, then send a written scope that defines what’s included and what’s excluded. Once selections are made, work runs in sequence: demo, framing and rough plumbing or electrical as needed, waterproofing, tile, fixtures, and finish work. We close with a punch list and a final walkthrough together. You approve the work before we call it done.
It happens, especially in older homes. Rotten subfloors, past leaks, and corroded valves hide behind tile and drywall. When we find something, we stop, show you photos, and price the fix in writing before any extra work begins. You approve it or we talk through options. What we won’t do is bury damage behind new tile and hand the problem to the next owner.
